What’s happening in Atlanta real estate?

This has been a super interesting year to say the least. Home Prices and Millennials in Atlanta We are seeing some of the highest prices we have ever seen in Atlanta since 2007 and volume is still not quite there. I would love to see the millennial’s come into the market and purchase many of the starter homes that investors like Black Rock or Starwood are snatching up. Over Hot Home Builders? I am seen many overeager Atlanta homebuilders get excited about prices, but in most markets I am not seeing those new homes flying off the shelf. I believe we still have some time to get through previous inventory before those new homes sell for premium. This is just a general statement and I know that every area in Atlanta is different. Homes in Buckhead and Brookhaven are selling like hotcakes yet places like Dunwoody and Roswell are still a little bit slower to get in the game. Where are interest rates going in Atlanta? This Atlanta market is an interesting one and I have to say that the wildcard is interest rates. Depending on what happens with them we could really see our market hit the pause button. Hopefully rates will continue to stay low and buyers will still feel comfortable as mortgage companies start to open up some of their guidelines for loans. eXp Realty in Atlanta Overall 2014 has been an incredible year for exp realty in Atlanta and nationally. We are on track for just shy of 100 million of homes sold in the Atlanta market and next year I truly believe will...

Atlanta Live / Work Condos FMLS has finally the much needed live work option on the Atlanta Condos for Sale home search for Brokers and Atlanta Agents. In celebration of this day I have decided to write an Atlanta Real Estate Blog for Atlanta Live-Work Condos. Atlanta Live-Work condos can be found through this fine city. From Cobb, Fulton, Downtown, Sandy Springs and all the way up in Forsyth. I can assume that as more agents see this option in the system more condo will be added, but currently Atlanta live-work units can be found from 100k all the way up to half a million. Many of these condo communities are very unique and are located in high density downtown areas. Many of these units are upscale loft, modern condos or town homes and if you are lucky you can find some with ground floor retail spaces. Many amenities and upgrades you will find in these Atlanta Live-work condos are hardwoods, garages, granite and stainless appliances, exposed ventilation and brick, high soaring ceilings, private balconies and rooftop balconies with Atlanta city views. Although these units have been tagged in FMLS as live work you want to make sure that you do your due diligence and find out where they actually have correct live-work zoning (zoned 0-I). Foreclosure Myths and Hot Foreclosure Neighborhoods

A few myths about Atlanta Foreclosures…. 1.) banks are not negotiable. This is false…Most banks holding these properties are public companies and have shareholders to answer to.  These properties need to be sold and moved off the banks books…Don’t be afraid to make an offer.  You never know how that banks asset manager is feeling that day. 2.) Foreclosures are in terrible shape. Not always.  I have been in many foreclosure properties that are super clean, move in ready and nicer than regular listings I have through. 3.) You cannot inspect a foreclosure property if you buy it. This is incorrect. The majority of the time you can inspect a bank owned or short sale property but on the flip side the majority of the time the bank will not repair any of the items that you have found defective. Atlanta Foreclosures are currently some of the best bargains out there…They are not always in bad shape and because of the current owners financial or personal hardships or the banks willingness to liquidate the property, most of the time you are getting a fantastic deal. Our team consist of intown Atlanta experts as well as an investment agent that dedicates 100% of his time to foreclosures, short sales, wholesale properties and staying abreast of current market conditions.  Contact us today.  We would be honored to help.  Here are a few Atlanta Neighborhoods with Foreclosure Homes...
