New home market in Atlanta

It’s an interesting time in Atlanta real estate. I am blessed to be able to walk my son to school each day and on the way to school I’m amazed at all the new construction activity. For a half mile walk or less I see at least six new homes under construction and not one of them is under contract. I am not sure if builders have gotten ahead of themselves or the market really is not there for close to million-dollar new construction homes across Atlanta. Overall the state of the market is pretty good but volume is just not there compared to previous years. Most of the new construction homes I am seeing get moved into are custom builds on lots and land that consumers are finding and building on their own. This does save money and allows homebuyers to build what they may want as opposed to what a spec builder may build for what he thinks the market wants. This includes options like covered patios, finished basements or unique finishes that a spec builder just cannot afford to do. The rate at which homes are selling in Atlanta truly has two deciding factors. Price is obviously the largest of the two and I am finding that school district although the latter is more important than ever. Finding the best elementary school with a new construction home and it is the perfect mix of getting what you want from the home and not having to pay the higher premium for Atlanta private schools. Atlanta Home Search by School The “Atlanta Hop” Some of the most import features of Atlanta real estate are taxes, traffic and schools. This particular Atlanta Real estate blog will focus on what we call the “Atlanta Hop”. The “Atlanta Hop” is the process of an Atlanta couple buying and selling houses to follow public schools. This home buying process usual starts before a couple even knows it. 1.) The couples usual start with a home in a fun intown location before even thinking about children. Examples of these areas and home for sale in them are; Decatur, Virginia Highland, Brookhaven and Smyrna. These areas in Atlanta are not necessarily known as the best schools but they are known for great locations and fun restaurants and bars. 2.) 1st big HOP. Time to look for a home in a good Elementary school. 1st step in the hop is to call us to list your current home. 2nd step is to look for homes in Dunwoody, East Cobb, Norcross, Morningside or Buckhead. These are areas in Atlanta know for some of the top public elementary schools. Not all schools in these areas are the best but some of the most notable schools (from the web site Schooldigger.com) are Vanderlyn, Tritt, Mountain Park, Mount Bethel, Murdock, Simpson, Livsey, Brandon, Crabapple Crossing, Sope Creek, Fernbank, Austin, Timber Ridge. – –   3.) 2nd HOP. Everyone loves our Atlanta Real Estate Blog! Since my Atlanta Real Estate Blog has been one of the Top Atlanta Real Estate Blogs for a while now, I thought I would put together a blog of some of the Nation’s top Real Estate Blogs. Over the past couple of years some of my blogs posts have focused on Lofts, Condos, Foreclosures, and Atlanta Mansions. Some of the most popular blogs in the country focus on the National housing crisis, like Nation’s Housing Panic, Housing Bubble, and Housing Doom. Other interesting blogs that are out in cyberspace are focused on Real Estate Investing. A few great examples of Real Estate investing blogs are Real Estate Investing, Buying or Selling a Home, and Housing Derivatives. If you are interested in researching all different types of blogs, I have found that blogflux and Blogstoplist are two of my top favorite. One blog that is very popular with Real Estate agents across the country is Active Rain.
