A broker’s thoughts on Dunwoody

About seven years ago I moved to Dunwoody for so many great reasons and I’m glad I did. I was living in Brookhaven and more specifically the Brookhaven Fields neighborhood. I had a smaller starter home that I had done a lot of work to and the market was really good at that time. I was watching new construction homes come up for sale in and around the Ashford Park area and I didn’t not necessarily like the lot size or schools at that time. Since then Ashford Park has really come around and is an extremely popular choice for people purchasing in and around the Brookhaven area. Lot size has not changed and that is one of the main reasons why I moved to Dunwoody and built a house. I prefer the distance between homes as well as a little bit quieter of a feel then much of the semi hustle bustle of Brookhaven. I truly enjoy being able to walk to the Dunwoody Village and am excited that we have restaurants like wild wing and a new barbecue restaurant from Memphis opening up within a very short walking distance as well. We are also still in Deklab County and are now city of Dunwoody similar to how Brookhaven seceded and Incorporated as well. All in all I love the accessibility to highways, shopping and good restaurants as well as local perks such as the downtown Roswell Square or our favorite hiking trails at Vickory Creek. It is also really nice to have the Chattahoochee River close by for any creek rafting, kayaking or to get my flyfishing fix...

What’s happening in Atlanta real estate?

  This has been a super interesting year to say the least. Home Prices and Millennials in Atlanta We are seeing some of the highest prices we have ever seen in Atlanta since 2007 and volume is still not quite there. I would love to see the millennial’s come into the market and purchase many of the starter homes that investors like Black Rock or Starwood are snatching up. Over Hot Home Builders? I am seen many overeager Atlanta homebuilders get excited about prices, but in most markets I am not seeing those new homes flying off the shelf. I believe we still have some time to get through previous inventory before those new homes sell for premium. This is just a general statement and I know that every area in Atlanta is different. Homes in Buckhead and Brookhaven are selling like hotcakes yet places like Dunwoody and Roswell are still a little bit slower to get in the game. Where are interest rates going in Atlanta? This Atlanta market is an interesting one and I have to say that the wildcard is interest rates. Depending on what happens with them we could really see our market hit the pause button.
