ATL’s Grant Park from a Resident Realtor’s Perspective

Let’s start with a neighborhood that I know very well, Grant Park. I moved her in the spring of 2010 without knowing too much about what the area had to offer. I was lucky enough to find a duplex on Cherokee Avenue through a friend, walking distance to about 25 shops, restaurants and other amenities. I had never lived like this…walking to dinner and the park and leaving the car parked once I got home each day from showing property etc. It changed my life and my wife and I just put down firm roots in the nieghborhood by purchasing a home just off of the park itself. Our church is walking distance as is the Grant Park Farmers Market, and we have Zoo Atlanta, tennis courts and a huge swimming pool just out the front door. We know all of our neigbors and have really made a commitment to the neighborhood by joining the Grant Park Neighborhood Association. We love it here and the growth happening before our eyes shows that things continue to trend in a positive direction. First off the Beltline of course. The southeast border of Grant Park is the Beltline itself and we can not wait to bike down the street and hop on the new intown thoroughfare and zip over to the new Krog Street Market and Piedmont Park. Real estate for sale in Glenwood Park

Located along Glenwood Avenue in between Grant Park and Moreland Avenue is the mixed-use neighborhood of Glenwood Park. It sits literally right on the Atlanta Beltline which runs down Bill Kennedy Way and connects intown neighborhoods with a paved trail for walking, running and biking. In this small but all inclusive community you have condos, town homes and single family homes all based arounda park and a mini city with shops, restaurants and retail establishments; you never really have to leave Glenwood Park and when the new Fuqua development is built across from Maynard Jackson high school, things will be even more turnkey. One day we might even see the light rail system come to fruition that will provide citizens with quick and efficient transportation on the Beltline that will carry them along a mini 285 inside the perimeter. What’s happening in Atlanta real estate?

  This has been a super interesting year to say the least. Home Prices and Millennials in Atlanta We are seeing some of the highest prices we have ever seen in Atlanta since 2007 and volume is still not quite there. I would love to see the millennial’s come into the market and purchase many of the starter homes that investors like Black Rock or Starwood are snatching up. Over Hot Home Builders? I am seen many overeager Atlanta homebuilders get excited about prices, but in most markets I am not seeing those new homes flying off the shelf. I believe we still have some time to get through previous inventory before those new homes sell for premium. This is just a general statement and I know that every area in Atlanta is different. Homes in Buckhead and Brookhaven are selling like hotcakes yet places like Dunwoody and Roswell are still a little bit slower to get in the game. Where are interest rates going in Atlanta? This Atlanta market is an interesting one and I have to say that the wildcard is interest rates. Depending on what happens with them we could really see our market hit the pause button. Hopefully rates will continue to stay low and buyers will still feel comfortable as mortgage companies start to open up some of their guidelines for loans. eXp Realty in Atlanta Overall 2014 has been an incredible year for exp realty in Atlanta and nationally. Peachtree Walk in Midtown One of the condo communities in Midtown worth noticing is Peachtree Walk. The location is fantastic. Peachtree Walk is located between Peachtree Street and West Peachtree on 11th. There so many restaurants in walking distance as well as the new Midtown Publix off Spring Street. Peachtree Walk is also in walking distance to the High Museum, Marta, and entertainment. Because Peachtree Walk is in between two major Atlanta streets, it is on a quiet side street while being so close to so much.
