Westside Trail Groundbreaking

Westside Trail Groundbreaking: Adair and Washington Park in Atlanta The newest trail to be brought to life on The Beltline will stretch from Adair to Washington Park is Southwest Atlanta, which covers everything from University Ave to Lena Street. Groundbreaking is taking place today, Wednesday November 12th with the Mayor and other city officials and will include, transit, green space, parks and you guessed it, new home constructions along the neighborhood streets. The total completion time for this project should be approximately 24 months will cost roughly $43 million when it’s all said and done. I’m pretty certain builders will have first dibs on open lots to begin building craftsman style and modern construction to bring new buyers to the area. If anyone is interested in moving to the area, the time to look is now. Home prices will be slightly lower in the beginning but will probably increase closer to completion. Current residents of these 10 southwest neighborhoods are already excited to see life coming to their area. This addition to the Beltline will add more extracurricular activities as well as easier access into other Beltline Neighborhoods. Vine City Homes: Revitalization and Redevelopment Plans The revitalization of Vine City is coming sooner than expected. With the construction of the new Dome in Atlanta already underway, the Arthur Blank Foundation along with Invest Atlanta has approximately $30 million on reserve to redevelop this part of downtown Atlanta over a period of 3 years. The overall goal for Vine City development plans is to promote healthy communities in the Vine City neighborhood. What could this potentially mean for buyers looking at affordable Intown Atlanta neighborhoods? Well the first thing is knowing that grant monies would be available as an incentive to move into the selected area as well as the ability to purchase investment properties within the neighborhood at lower than average market rates. Vine City is within walking distance to the GA Dome and there are plans for much retail to be brought to the area to cater to tourism and events. This will be great for the local residents because Vine City will be transitioning to a live-work-play neighborhood in just a few short years. West Midtown West Highland Neighborhood

Just west of downtown and midtown Atlanta, there is a semi-new neighborhood called the West Highlands. I did some driving around to check out the area and I must say it is quite the neighborhood that features 3 and 4 bedroom craftsman style homes, its own mini park and even an elementary school. The first 2 phases of this subdivision began between 2006 and 2008. The 2 newest phases have already begun building and will be ready for winter 2014. The location of these homes is neatly tucked away off Marietta St just SW of Howell Mill and just a short 10 minute drive to the city. Prices are starting in the mid $200’s to the mid $300’s and some of the houses have a full basement. The majority of these homes feature 2 car garages, open floor plans with nice upgrades, spacious bathrooms and nice sized walk in closets. I like to call it a touch of suburbia in the city of Atlanta. Labor Day has come and gone marking the end of Summer. As sad as this may seem, I am thrilled! Fall is my favorite season in Atlanta for too many reasons to count, but here are a few: football, parades and festivals galore! Football is back and in the South that means Saturday cookouts, beer, smack talk, tailgaiting and the SEC baby. As far as I am concerned, it’s Gurley time. Go Dawgs! My 3 favorite parades of the year are all coming up. September 6: Beltline Lantern Parade which kicks off the annual Art on the Beltline Exhibit each Fall. This is my first year participating and this may just become my favorite parade of the year. Come on out! Anybody can walk in the parade. October 10: Gay Pride Parade which starts Downtown on Peachtree, runs through Midtown and ends at Piedmont Park. This is the happiest parade of the year. October 18: Little 5 Points Halloween Parade is a wild, crazy, good time for the entire family. I suggest you take Marta and get there early. Over 35,000 folks will be swarming L5P to get a front row seat.   There are still plenty of awesome outdoor festivals going on through the end of the year and the weather is getting perfect to enjoy them.
