My 5 Favorite things about Cabbagetown

Cabbagetown is a small funky neighborhood located on the east side of town. It was built as a mill town around the Fulton Bag and Cotton Mill which opened in 1881. You will find lots of shotgun houses and small cottages and new construction infill in the neighborhood. This is a close-knit community with a rich history stemming from the Appalachian Mountain folk who worked in the Cotton Mill. My favorite things about Cabbagetown: Chomp and Stomp – Cabbagetown’s annual bluegrass festival and chili cookoff takes place early in November every year. The festival kicks off with a 5k race called the Romp and Stomp. The neighbors really turn out to show their support lining the streets with coffee (and often beers) in hand to cheer on the runners and welcome them to the neighborhood. Some folks even show up with their guitars. This is one of my favorite 5ks of the year and my absolute favorite t-shirt. Krog Street Tunnel – The Krog Street Tunnel connects Cabbagetown to neighboring Inman Park. It is also canvas to the best street art (or graffiti if you aren’t a fan) in the city. Check it out here: http://thedailykrog.tumblr.com/ Carrol Street – Carrol Street Cafe, Village Pizza, Milltown Arms Tavern and Little’s Food Store. I can’t think of a negative thing to say about any of these places. Go there now. Eat good food. Meet cool people. Cabbagetown Park – Smack dab in the middle of the neighborhood is this lovely 3.5 acre greenspace with an awesome playground, plenty of seating, cool sculptures and a gorgeous oak tree…wooden swing and all. This...

ATL’s Grant Park from a Resident Realtor’s Perspective

Let’s start with a neighborhood that I know very well, Grant Park. I moved her in the spring of 2010 without knowing too much about what the area had to offer. I was lucky enough to find a duplex on Cherokee Avenue through a friend, walking distance to about 25 shops, restaurants and other amenities. I had never lived like this…walking to dinner and the park and leaving the car parked once I got home each day from showing property etc. It changed my life and my wife and I just put down firm roots in the nieghborhood by purchasing a home just off of the park itself. Our church is walking distance as is the Grant Park Farmers Market, and we have Zoo Atlanta, tennis courts and a huge swimming pool just out the front door. We know all of our neigbors and have really made a commitment to the neighborhood by joining the Grant Park Neighborhood Association. We love it here and the growth happening before our eyes shows that things continue to trend in a positive direction. First off the Beltline of course. The southeast border of Grant Park is the Beltline itself and we can not wait to bike down the street and hop on the new intown thoroughfare and zip over to the new Krog Street Market and Piedmont Park. It’s really changing the way we look at our work commutes and our options for exercise and traveling from one cool neighborhood to the other. Just a few years ago, the Jane was not even there and now it is home to businesses and...

2013 Sales stats for Single Family Dunwoody Homes

Welcome to the Dunwoody central year end statistical report for the city of Dunwoody in the year of 2013 from Ian Marshall with eXp Realty with help from FMLS. For single-family residential homes there are currently only 78 active homes for sale in the Dunwoody area. These homes range from $155,000 to the most expensive being $1.2 million in the Arden Woods subdivision. One interesting thing to note is there are only two homes for sale currently in Dunwoody over $1 million. As for sold properties there were 385 homes sold year-to-date in 2013 in Dunwoody. There were five homes that sold over $1 million and they were in the following neighborhoods hidden branches, Mount Vernon Estates and Dunwoody Club Forest. The least expensive homes sold in Dunwoody was for a surprising $99,900 in view Lockridge Forest subdivision. The average days on market for property sold in the Dunwoody area is 61 days or just over two months. This number is highly skewed due to a few properties that closed in Dunwoody that were extreme outliers. One home in Madison place was on the market for 406 days while another one in The Bill Grant community of Boxwood was on the market for 1051 days. The winner though for all of Dunwoody for the highest amount of days on market was a property in Dunwoody Club Xing and that property was on the market for a whopping 1385 days. There are actually many properties in Dunwoody that were on the market for only one or two total days. Most of these homes sold at list price or for more....
